Born & raised in Cincinnati · Owner-direct

The person you'll actually talk to.

I'm Jason Crouch — and this is my real phone number. I'm an actual person, born and raised right here in Cincinnati. This city is my home, I've been investing in it since 2001, and I love helping people see they've got real options when it's time to sell a property.

Go ahead and talk to all the wholesalers who aren't actually going to buy your house. But when you're ready for a real solution, make me your final call once you're done dealing with the knuckleheads — you'll see I'm the best choice to solve your problem.— Jason

I. Our approach

A property is never just a property.

Behind almost every sale there's a reason that has nothing to do with real estate — a parent who passed, a marriage that ended, a job three states away, a repair bill bigger than the bank account.

We started Tree House Properties on a simple idea: selling a home should feel less like a transaction and more like turning a page. That means listening before we talk numbers, and laying out every option on the table — including the ones where we don't buy your house at all.

Because Jason is also a licensed Realtor, he can tell you honestly when listing on the open market would put more money in your pocket. If a traditional sale, a payment plan, or simply waiting a season is the smarter move, you'll hear it. The advice is free, and our honesty isn't for sale.

See how we work

The best deal isn't the fastest one to close. It's the one that leaves you better off than before we sat down.

II. Why homeowners choose us

Local, direct, and built around listening.

We're not a national chain or an out-of-state app making lowball auto-offers. We're a local Tri-State operation, and you deal directly with the owner from the first call to the last signature.

III. Where we help

Situations we know well.

These are the chapters where the standard playbook tends to fall short. We've sat at these kitchen tables before.

i.

Inherited & probate

Inherited a house you can't keep? We handle the complexity and the cleanout.

ii.

Foreclosure

Behind on the mortgage? The sooner we talk, the more options you have.

iii.

Divorce

Two people, one house — a clean, fair split handled discreetly.

iv.

Major repairs

Roof, foundation, water damage — we buy it exactly as it sits.

v.

Tired landlords

Done being a landlord? Occupied, vacant, or worn out — we'll take it on.

vi.

Vacant property

Stop paying to hold an empty house. We make it simple to let go.

vii.

Relocation

Moving for work? Close on your schedule and leave with cash in hand.

viii.

Tax liens

Owe back taxes? We can help you settle up and walk away clean.

ix.

Industrial & commercial

A vacant warehouse or facility to offload? We buy industrial across the Tri-State.

IV. The process

Four steps. No surprises.

01

A real conversation

Call, text, or send the form. We ask about the property — but mostly about what you're trying to accomplish. That's the part most investors skip.

02

An honest walkthrough

If it's a fit, we'll come see it, usually within 48 hours. No entourage, no pressure, and full respect for anyone still living there.

03

A clear written offer

You'll see the math laid out plainly — comparable sales, repair estimates, our numbers. And if listing would net you more, Jason will say so.

04

You decide

Take a day or a week. Run it past your attorney. If we're the right answer, we close at a local title company on your timeline.

V. The difference

Two ways to sell a home.

The traditional path

List, wait, and hope.
  • ·Three to six months on market — longer for a distressed property.
  • ·Repairs, inspections, staging, showings, and financing contingencies.
  • ·5–6% in commissions, plus closing costs and concessions.
  • ·Strangers walking through your home on someone else's schedule.
  • ·A deal that can still collapse a week before closing.

The Tree House path

Direct, discreet, on your terms.
  • One buyer, one offer, one closing — often in 7 to 14 days.
  • No repairs, no cleaning, no staging. Leave behind what you don't want.
  • Zero commissions or fees. The number we offer is the number you receive.
  • One walkthrough, the owner across the table, complete privacy.
  • Cash, seller financing, or subject-to — structured around what you need.

VII. Common questions

Things people ask us first.

How fast can you actually close?
In most cases, as little as 7 days once you accept the offer. If you need more time to move or sort things out, we'll extend the date — no penalty. We work on your timeline, not ours.
Do I need to clean out or repair anything?
No. We buy as-is, in whatever condition the property is in. No cleaning, staging, or repairs. Leave behind any furniture or belongings you don't want and we'll handle it after closing.
Are there any fees, commissions, or hidden costs?
None. We're buyers, not agents — so there are no commissions, no listing fees, and no costs deducted from your offer. The number in the written offer is the number you receive at closing.
How do you decide what to offer?
We look at recent comparable sales, the property's condition, and the repairs it needs, and we show you all of that math plainly. And because Jason's a licensed Realtor, he'll tell you honestly if listing on the market would net you more.
What if I'm behind on payments or facing foreclosure?
This is one of the situations we know best. Timing matters when foreclosure is on the table, and we can move quickly. The earlier we talk, the more options you'll have — so reach out as soon as you can.
Am I obligated once I get an offer?
Never. There's zero obligation at any stage — not after the first call, not after the walkthrough, not even after you have a written offer in hand. If it isn't right for you, just say so.
What areas do you serve?
The whole Cincinnati Tri-State: Southwest Ohio (Cincinnati and Hamilton County), Northern Kentucky (Covington, Newport, Florence and nearby), and Southeast Indiana (Lawrenceburg, Aurora and around). On the edge of that and unsure? Reach out anyway.
Will I be talking to Jason, or a call center?
Jason. There's no call center and no acquisitions team — every conversation, walkthrough, and offer comes straight from the owner. That's intentional, and it won't change.
